1 What is SYNthesis ?
SYNthesis is a one point contact for your construction needs where we design construct and manage the construction for you whether it is a minimal personalized house, an office Interior or a mega construction project.
2 Who runs SYNthesis ?
SYNthesis is run by a professional Team with different areas of expertise who have been in the construction industry for the last thirty years in various sectors
3 Are there other professionals involved in the team ?
SYNthesis hires competent and proven architects who are registered with the Sri Lanka Institute of Architects for projects depending on the type of client and their tastes and locality. Structural Engineers and service Engineers design the foundations and other structural elements and the services installation. Both architects and engineers supervise at vital stages
4 How good is the end product ?
Mostly architects who are award winning are hired. We have realized the need to start a construction organization that delivers in time, within costs and with the initial idea. Our priority is design excellence, structural stability and excellent finishes.
5 Will you guarantee the end product ?
We offer a one year warranty for the building as the accepted standard in the industry and the length of warranty that are promised by selected suppliers for their products.
6 How will you charge ?
We will charge a one fee for both design and construction. A rated Bill of Quantity is offered at the point of engaging that includes all design and supervision fees. Fees for the Project is charged at designated intervals like inception, after foundations are completed, first floor slab level etc after an initial advance in the case of a house construction.
7 What will be the first step ?
The first step is to convey your ideas and requirements to us with a site visit where we will introduce the chosen architect. Then we will give you schematic plans, product visuals and an approximate cost for an initial investment that will range from Rs 25,000.00 in case of a house or a small interior and a maximum of Rs 50,000.00 for a large project like a hotel.
8 Will there be the possibility of changes during the construction ?
Yes if they do not hamper the time flow. The changes may incur time extensions and cost variations.
9 Can I change the designs during design development stage ?
Yes. We will accommodate changes to make you happy. However be mindful that frequent changes will affect the smooth flow.
10 What happens if I decide to abandon the project halfway ?
We will charge the costs incurred at the time of such stoppage up to the amount of work done only.
11 Do I get all the final drawings and warranty certificates at the end ?
We will issue as built drawings and all warranty certificates and service manuals.
12 Can I have my own architect while SYNthesis do my construction ?
We will carry out the construction only if the design does not have any inherent faults that will give you headaches after building it. If we accept, we will hire our architects to supervise and you may have to oblige with the previous architects fees and terminate his involvement mutually. If no changes are affected to the original design, the previous architect will have the rights intellectually.

The Smart Twin House

Each unit is approximately 900 Square Feet and can be built for Rs 2.5 million for each unit.
